How I strategise — the honest version

Step 1: Walk your land together

Free. No obligation. Just boots on the ground. I listen. I look. I ask questions. You tell me your 10-20 year dream.

Step 2: I draw the masterplan

One map. One document. Shows everything: water, sun, access, zones, buildings, staging.

Step 3: You approve or adjust

No endless revisions. No billing by the hour for indecision. One round of changes included.

Step 4: Stage it over years

Year 1: site access, water, shed. Year 2: home shell. Year 3: lock up. Year 4: interior. Year 5: barn. You choose the pace.

What strategy costs

  • Small homestead — 40 hour cap or $4k–$6k fixed

  • Medium homestead — 80 hour cap or $8k–$12k fixed

  • Large custom — 150 hour cap or $15k–$25k fixed

You never pay more than the cap — even if the land is complex or council is slow.

Why masterplan first

  • Because building without a plan costs twice as much.

  • Because putting the house in the wrong spot means fighting the sun and wind forever.
